  Why do you need an inventory?

It has been recorded that about 20% of tenancies resulted in a dispute

"Although it will not be a legal requirement to complete an inventory, the Government and communities want to see the continued use of inventories as standard good practice to reduce the potential of a dispute at the end of the tenancy."

Taken from the review by Daniel Dovar and Michael Walsh, barristers at 33 Bedford Row - April 2008

5. The adjudicator may at their own discretion pay the deposit to the tenant where the landlord has:

(i) not paid their subscription;

(ii) not paid in the deposit;

(iii) not provided a written tenancy agreement;

(iv) not provided sufficient information about The Dispute Service;

(v) not provided a check-in or out inventory;

(vi) unreasonably delayed the dispute.

  Can you really afford to put yourself in a situation that means you are not able to build a case against a bad tenant, imagine how much that might cost you?

By having an inventory you eliminate any doubts as both parties sign to say what is the truth.

David Salusbury, Chairman,

"Landlords who genuinely need to withhold a tenant's deposit at the end of a tenancy are able to do so, but they must take some simple steps to show any deductions are justified and proportionate. Preparing an agreed inventory with the tenant will provide evidence of any damage to the property or furniture, while bank statements can be used to highlight non-payment of rent. Photographic records can also be useful, as can any exchanges of correspondence"
